My parents purchased their house just over 30 years ago and throughout their time of living there they have had aspirations that one day gaining planning permission to develop their garden would be a route to financial security as well as an opportunity for the wider family to live close by.


Now both in retirement this had become a distant dream with regular negative feedback from planning enquiries and a dismissive approach from the local authority.


A little over a year ago we engaged the services of Joe and his team in an endeavour to take a more professional approach to the process. I’m delighted to say that 31 years after first considering it and just 12 months after teaming up Joe we have today secured the permission we have long desired.


The team have been nothing short of fantastic, from their first site visit, where they not only took a genuine interest in the scheme and opportunity but also the higher level goals that my parents were trying to achieve – to the unbelievably comprehensive final application.  Throughout the process there was reassurance and guidance at every turn, honest appraisal of the risks and rewards and a genuine belief that we were all one team.


They have not only delivered planning where we had all but given up hope, but in doing so allowed my parents to realise a dream of financially supporting themselves and their wider family. Joe, Andre and Gareth – we are eternally grateful.

Having met Joe McDermott whilst searching for a building plot in Oxford in January 2009, I was so impressed with the depth of property knowledge he had that I set up a company to work in partnership with him. I have known and worked with Joe McDermott for the past 10 years on around 15 developments. I am a scaffolding contractor and property developer and have been in business for over 25 years.

Joe finds land and property and works with the architects on the design. He then works on the planning application to gain a planning consent for either new builds or re-developments. He has a great depth of knowledge of all aspects of planning regulations, and an excellent understanding of planning laws and how to interpret them to the best of our advantage.

Joe McDermott first approached us and said that he’d seen our house up for sale and asked whether we’d thought about getting planning permission on it.

In fact, the year before we had made some enquiries, but the planning office had told us that permission was unlikely to be granted, and our estate agent said we’d be looking at a minimum cost of £35-40,000 to put an application through. We as a family weren’t willing to gamble that amount of money, so at the time had given up on the idea.

However, having talked with Joe we entered into an agreement with him. He dealt with everything – the pre-application planning meetings, getting a team of architects to draw up plans, and the whole submission process. He also kept us up-to-date on what was happening throughout. Joe was successful in getting planning permission for 30 houses on our land and we’re currently in the process of selling it to a developer.

We would never have been able to achieve this ourselves, partly because we didn’t have the experience or contacts to submit a successful application, but also because the cost of preparing it would have been too much for us to risk. Joe has a great deal of knowledge in this area. He knows how things work and has a good eye for which sites will work and which won’t, and the contacts and experience to make it happen. The whole process has been brilliant.
